If your home is empty for part of the year, it shouldn’t be unwatched. Our seasonal program is built for owners who close up after Labor Day or before the first hard freeze — and want to know that someone is showing up while they’re away.

Things owners ask us first.

What does single family management cost?

Our pricing is custom to your property and the level of service you need. Most owners fall into a percentage-of-rent or flat monthly fee structure, with no markups on vendor invoices. We’ll give you a clear, all-in number in your proposal.

Do you handle vacant homes that aren’t rented?

Yes — that’s the heart of our seasonal program. Many of our owners aren’t renting their shoreline home out at all; they just want it watched, maintained, and ready for them.

Where do you operate?

Mystic, Stonington, Groton, New London, Waterford, Old Lyme, Westbrook, and the surrounding shoreline communities. If you’re close, ask — we likely cover you.

Will I be charged a markup on repairs?

No. Vendor invoices pass through to you at cost. We’re paid by our management fee, not by hidden margin on contractor work.

Can I still use my own preferred plumber or landscaper?

Absolutely. We’re happy to coordinate with vendors you already trust, as long as they meet our insurance and licensing requirements.

How quickly can you take over my property?

For most homes, 7 to 14 days from signing. Seasonal-only properties are often faster.
